Real Estate Investment Business Advise in Zimbabwe
Zimbabwe has gone through some of the most undocumented financial and economic cycles, it has reached record high inflation, introduced the multi-currency system and introduced the bond note. This has happened in 17 years. The invasion of the CBD by vendors has greatly stressed the prospect of investing in properties in the CBD. While it’s true that real estate is an investment option known to give higher returns, how can you play the game in Zimbabwe? Knowing these challenges ahead of time can help you avoid them later on.
1. Which currency will you trade in?
Zimbabwe doesn’t have its own currency, it works on a basket of currencies dominated by USD. With its own ingenuity Zimbabwe has introduced a bond note which was introduced as an export incentive but in practice becomes a currency with a legal value of 1; 1 with the USD. In practice the bond for a short time traded at 1; 1 and thereafter was rated against the USD on the black market both in cash and in transfer or RTGS. The 2018 Monitory policy further differentiate the bond FCA account (RTGS) and the Nostro FCA further confirming that the country is now trading in USD and with the uncertainty around the bond (bad money) its anticipated in 6 months the bond note accounts RTGS will no longer exist as business and individuals will utilize the Nostro FCA Accounts. No matter what other winds will come stick to the USD.
2.  Bank Loans
The market is awash with mortgage loans, but in RTGS form and most of them get paid out in 2 -3 months. Most sellers have shunned the mortgage process. This has left a lot of mortgage holders stuck with their loans. Lenders are lending out in USD but pay sellers in bond RTGS. The RTGS facility only buys in Zimbabwe and nowhere else and sellers cannot send their money out of the country. The time lenders take to process loans is usually long and when payment is made its use is overtaken by events. How can you buy quickly with your mortgage loan? Advice your bank to pay sellers in the currency you have borrowed and to process the loan in the shortest of time.

3. Market Fluctuations
If you don’t seek advice on the market fluctuations you will end up making a big loss. The biggest challenge is policy consistency in the monetary policy. The policy statements over the years from the monetary side has been a big driver to waves of fluctuations. Where there is no consistency in policy there arise speculations. You really need the advice to understand the dynamics in the market. With all the economic uncertainty in Zimbabwe, people recognize that the market provides unstable growth. Unfortunately, real estate investing is no exception.
4. Investment Knowledge is critical
Most people in Zimbabwe pretend to know everything when in actual fact they ride on misconceptions. Buying a real estate property is beyond buying and selling. It’s not about how beautiful the house is, where it is located and how much it's going for or how much is in your pocket. There is more that you need to do in due diligence for you to win the game. When it comes to real estate, there are certain processes which require the expertise of a professional, if you want to do everything, you may get overwhelmed. The best way to overcome this challenge is to hire professionals who can do the job for you. This also allows you to get the best deal available on the market.
5. Liquidating Property Investment
You don’t have to wait for an Auction to settle your debts, your investment must be on demand and must be able to liquidate easily and profitably. Over-investment makes liquidation very difficult, don’t overbuild beyond the land value and area values except if you will be prepared to let go the excess expenses.  Properties are valued basically on location, not on the expensive things you put in the structure. Additionally, a sale may still result in a loss if you don’t create a smart exit strategy.
6. Property Management strategy

The most important thing is the property must be rightly priced for rental, fully utilized and occupied, repairs are timeously done, bills paid in time and rentals are paid in time. You ROI must be properly tracked so that your payback time for the property and other investment fundamentals are monitored. While this challenge comes after buying the property, you should know that managing a real estate business requires a lot of work for you to make a profit. If you are willing to spend extra to make this process faster, you can hire a knowledgeable property management professional.

7. Give Yourself Time to Invest

Give yourself time to consider the investment, talk to your agent, tell them your budget, preferred area, your highest and lowest offers, timeframes to buy, your intentions, say everything that will help the agent find you a good property. If you want to play the ball in your chest you will lose out.  Be prepared to travel, after all, there are so many properties to choose from. That means you have to do your own research, visit the properties, and make your own assessments.  

All fundamentals coming right, there is a need for real estate investment in Zimbabwe, the real estate business is lagging 10 years behind the SADC region. There is no spacious industrial and commercial real estate, there is no accommodation for top executives and there are not top of the range office blocks. These are all opportunities for investment.
