For the past 20 years, there was a dilapidation process for most of the commercial and industrial buildings due to the economic spin down. Currently, Zimbabwe is short of good industrial and commercial properties that suit international standards. GOOD INCOME IS COMING TO ZIMBABWE REAL ESTATE.
Zimbabwe has been through a serious recession and economic meltdown, but it’s over and the country is battling to place back economic fundamentals back into place which will take time. But this is the time for investors to be positioned because the country has never anticipated future currency stability than now, one of the hallmarks of commercial and industrial real estate is that they are income producing. Unlike most stocks, which pay no dividends, commercial real estate is defined by its ability to pay out regular cash distributions. This is an extremely important trait, as it allows the investor the ability to have greater patience through recessions since they don’t rely on the sale of the asset for income, as well as give greater security in covering problems that may come up along the way. With most stocks, the only way to realize any income is to sell the stock. With commercial real estate, income is achieved from the cash-flow of the property, regardless of a sale. In addition, commercial real estate has traditionally had the highest returns of any form of investment.
HARARE CBD HAS POTENTIAL FOR GOOD CAPITAL APPRECIATION
The Harare CBD is just coming out from the invasion by vendors, authorities have cleaned the city and restoring sanity to the CBD. Buildings need a lot of renovation so they are cheap to invest in. This is good for investors because the ability to create massive wealth through capital appreciation is an even bigger part of commercial real estate than cash flow. In general, real estate is a unique and scarce asset class. Moreover, in most Zimbabwean towns and cities land can’t simply be created in the middle of a major city anymore, this scarcity is going to increase demand. If demand increases for the property, or in the area right around the property, there’s a good chance that tenants will be willing to pay higher rent, and prospective buyers will be willing to pay a higher price than you paid originally to take it off your hands.
CONSIDER INVESTING IN OFFICE BUILDINGS
There is a high demand of office space in Harare, especially in areas such as Eastlea, Belvedere, Belgravia and the Avenues areas. In the CBD most people who need offices are discouraged by broken and malfunctioning building lifts. If you install reliable lifts you will put your building at an advantage. Other high return office space consumption is investing in medical centres, crèche facilities, law firm office facilities and NGO office space, you will get good rentals and long lease.

RETAIL SPACE IS IN DEMAND

The type of retail business in Harare has changed, now it’s mostly dominated by traders who buy their wares in Dubai or China and the type of space which they want is now different. They want small but neat shops. In Harare shopping complexes are in bad shape due to lack of maintenance, any neat new mall can hit the market. There are many buildings that can be converted into a shopping mall, all the 15 floors, making a good investment. Investing in retail space is similar to investing in office space in terms of the way you can make money. One important thing to consider when investing in retail space is location. If you’re investing in a fashion mall with a dozen units, for example, it’s best to make sure the area has a steady stream of traffic. Otherwise, you could have units without tenants, which can drag down your profit margin.

THERE ARE NO STORAGE UNITS IN ZIMBABWE.

Storage units don’t exactly sound glamorous but there’s definitely money to be made with this kind of real estate investment. You don’t have to invest in a large market either. Even small towns can have multiple storage facilities. Again, the key to predicting profitability is location in addition to the local competition.

DEMAND FOR INDUSTRIAL PROPERTY IS HIGH
Harare `s major industrial areas are full, there is no production but business is paying rent and holding on to space. Even the space available is not compatible with current technological standards of production and there is a need for renovations to be done. In high demand are warehouses, manufacturing facilities, garages, work bays, industrial research facilities and the like.
